Special Identification Inspections

Inspecta Homes special identification inspections include Building Defect Reports, Insurance Assessment Reports and Dilapidation Reports and are designed for presentation to a third party to provide information on a particular aspect of a property such as a crack in a wall, damage from flooding or fire, or movement within a property that may have occured from adjacent construction work.

Building Defect Reports

Building Defect reports are carried out on a property when you are concerned about a particular aspect or issue, such as a crack in a wall, leaking shower, low pitched roof tiles, site drainage, cracked brickwork, leaning retaining walls or termite damage. We can arrange a site visit to assess the area of concern and provide a complete written report of the issues that require addressing to rectify the area(s) of concern. The report contains a colour photograph of the property assessed, floor plan or site plan, colour photographs and discussion of the building defect(s) and recommendations for further investigation. Insurance Assessment Reports

Inspecta Homes can complete Fire and Flood Damage Reports or other Building Inspections required as a result of natural disasters for Insurance Assessments. Inspecta Homes can identify the reason or reasons for the defect or issue and suggest remedial works to rectify the problem. All reports include colour photographs, floor plans and discussion of the damage or issues that require addressing.

Dilapidation Reports

Dilapidation reports are carried out on a property in order to diarise any signs of movement and or other defects that may occur during or as a result of adjacent building work, construction or activity. We can arrange a site visit to assess the property and provide a complete written report of the issues that require addressing to rectify the area(s) of concern. The report contains a colour photograph of the property assessed, floor plan or site plan, colour photographs and discussion of the building defect(s) and recommendations for further investigation.

A dilapidation report can make all parties aware of existing defects within a property prior to any building works being carried out, and can reduce the chance of any discrepancies between neighbouring properties once all works have been completed.
