Every building has one problem or another, by enlisting Inspecta Homes to carry out a Pre-Sale Inspection you will be made aware of any potential issues with your property and have the benefit of rectifying problems before prospective buyers view your property. You will also be familiar with these issues if they are raised by a purchaser, and be familiar with the negotiation value of these defects.
Our Pre-Sale Building Reports comply with Australian Standard AS4349.1-2007, and comprise a visual assessment of accessible areas of the property including the Interior and Exterior of the property, the Roof Space, Sub-Floor, Roof Exterior and the Site. Our assessment may also include retaining walls (a wall >700mm), fences, car accommodation, garden sheds, paths and driveways and steps. Our reports contain a full colour photograph of the property, property description, diagrammatic floor plan, colour photographs and discussion of the major defects, general overview of the minor defects, recommendations for further investigation, and a summary of the property, all presented in easy to read terms.
Our Pre-Sale Pest Inspections comply with AS4349.3-1998 and comprise a non-invasive visual assessment of accessible areas of the property. The inspection will report on the discovery or non-discovery of subterranean and Damp Wood Termites (white ants), Borers of seasoned timber, and Wood Decay Fungi (rot) and or any visible damage that may have been caused by these timber pests.
Our Combined Pre-Sale Building and Pest Reports are presented as a comprehensive 30 page document and once you have read the report we encourage you to contact the consultant that carried out the inspection to ensure the information presented is fully understood.
We aim to provide fast turnaround of inspections from instruction to completion, subject to access and payment. Reports can be picked up in person, posted, faxed or emailed directly to you and your solicitor if required to avoid any delays.
