NSW does not have licensing requirements for Pest Inspectors. Pest Inspectors that carry out treatments, are required to be licensed for Pest Treatments. In 2009, the NSW Government removed the licensing requirements (BC numbers) for Building Consultants and Building Consultancy Companies in NSW. Therefore, there is currently no licensing requirements, or licences for Building and Pest Inspectors operating in NSW. Some companies may still have BC numbers on their paperwork, however these are outdated and no longer relevant. The fair-trading web site has some further information with regards to property inspections and consultants.

Our Pre-Purchase Building and Pest Reports are presented as a comprehensive 30-page document with a full colour photograph of the property, property description, diagrammatic floor plan, colour photographs and discussion of the major defects, general overview of the minor defects, recommendations for further investigation, and a summary of the property, all presented in easy to read layman's terms.
Our consultants inspect and report on the interior, exterior, roof voids, sub floors, out buildings, fences and retaining walls within the boundaries of the property. Our Pre-Purchase Building and Pest Inspections are a visual inspection only and are carried out and written in compliance with AS4349.1-2007 and AS4349.3-1998. The reports will clearly state what aspects of the property we have been unable to access, and may recommend further investigation.
The inspection agreement outlines in detail what is inspected and what is not inspected and confirms the cost of your inspection, it also provides you with space to include any special inspection requests, instructions or questions for the inspector regarding the property. The Thermal Imager is a camera like device that can detect and display differences in thermal (temperature) patterns within a structure. Infrared Inspection is an extremely powerful non-invasive tool, designed to identify and assess Termite activity within poorly accessible and concealed areas.
The presence or absence of termite activity and or damage within a home is often one of the greatest concerns for purchasers. An Infrared Thermal Imaging Inspection adds valuable information to a visual Pest Inspection on hard or impossible to access areas, such as within wall frames, roof voids and under floors. It is a non-invasive tool thus will not cause any property damage to access concealed areas.
Inspecta Homes can return to the property after you have received your Building and Pest Inspection to further investigate hard to access areas using the Thermal Imaging Camera. An additional fee of $350 Incl GST will be charged should you decide to go ahead.
We offer the option of upgrading our Combined Building and Pest Inspection to a Combined Building and Thermal Pest Inspection for $695, an additional $200 Incl GST (based on standard dwelling with one kitchen within our fee map area). A Thermal Pest Inspection (No Building Inspection) is $450 Incl GST (based on standard dwelling with one kitchen within our fee map area). This is an extremely economical and competitive rate for Building and Thermal Pest Inspection packages.
In December 2007 a new Standard for Residential Building Inspections was published AS4349.1-2007. Part of the requirements of this standard is that "An inspection agreement between the client and the inspector be entered into prior to the inspection taking place". The purpose of this agreement is to clarify to you the Client the scope, inclusions and limitations of the inspection and inform you of our qualifications, experience and the cost of your inspection. This inspection agreement lets you know what we do and don't inspect and what our reports will include, so that you know what to expect from our reports.
Once we have received instructions to complete an inspection on your behalf, we will email, fax or mail you your copy of our Inspection Agreement. You will need to thoroughly read the Agreement then sign the back page of the document and fax, scan and email or post it back to our office as soon as possible. We are required to have your signed copy prior to undertaking your inspection.

Inspecta Homes offers a comprehensive package that includes both Pre-Purchase Pest and Building Report for $495.00 including GST. This is based on a single occupancy dwelling with one kitchen. Additional travel charges may apply, please refer to our Pricing Guide. This package can be upgraded to include a Thermal Pest Inspection for an additional $200 (Total Cost: $695)
Inspecta Homes gladly accepts payments via cash, cheque, credit card or direct deposit. Accounts can be finalised by credit card over the phone or in person and cheques can be made payable to Inspecta Homes and post to PO BOX 596, Hamilton, NSW 2303. If you have a special request, instruction or question regarding the property and your report please let us know. We can pay particular attention to any concern or issue that you have as long as the request is within the scope of a normal building or pest inspection. Issues such as "Can we remove internal walls if we purchase this property?", "Can we extend the house" are some examples of typical questions we may be able to address for you.
Our consultants will use a number of tools to assist in the inspection process. These include a moisture meter, digital angle reading level, torch, 3.6m ladder, digital measuring device, metal prober, tile testing device, protective clothes and infrared thermal imaging camera.
