Is Inspecta Homes licenced?

In 2009, the NSW Government removed the licensing requirements (BC numbers) for Building Consultants and Building Consultancy Companies in NSW. Therefore, there is currently no licensing requirements, or licences for Building and Pest Inspectors operating in NSW. NSW does not have licensing requirements for Pest Inspectors. Pest Inspectors that carry out treatments, are required to be licensed for Pest Treatments. What is the value in having a Pre Purchase Building Inspection and Pest Inspection?

Inspecta homes Pre-Purchase Building and Pest Inspections will inform you, the purchaser, of any defects in a property and outline any potential expenses that you may incur if you purchase the property.

When do people generally get the reports done?

It is best to get Inspecta Homes to carry out a Pre-Purchase Building and Pest Inspection before signing contracts for the purchase of a property, however it is also possible to get the inspection done during the cooling off period.

What does the written report cover?

Our Pre-Purchase Building and Pest Reports are presented as a comprehensive document with a full colour photograph of the property, property description, diagrammatic floor plan, colour photographs and discussion of the major defects, general overview of the minor defects, recommendations for further investigation, and a summary of the property, all presented in easy to read terms. Our consultant will inspect and report on the interior, exterior, roof voids, sub floors, out buildings, fences and retaining walls within the boundaries of the property. Our Pre-Purchase Building and Pest Inspections are a visual inspection only and are carried out and written in compliance with AS4349.1-2007 and AS4349.3-2010. The reports will clearly state what aspects of the property we have been unable to access, and may recommend further investigation. The inspection agreement further outlines in detail what is inspected and what is not inspected.

What is Infrared Thermal Imaging?

The Thermal Imager is a camera like device that can detect and display differences in thermal (temperature) patterns within a structure. Infrared Inspection is an extremely powerful non-invasive tool, designed to identify and assess Termite activity within poorly accessible and concealed areas.

Why upgrade to an Infrared Thermal Imaging Inspection?

The presence or absence of termite activity and or damage within a home is often one of the greatest concerns for purchasers. An Infrared Thermal Imaging Inspection adds valuable information to a visual Pest Inspection on hard or impossible to access areas, such as within wall frames, roof voids and under floors. It is a non-invasive tool thus will not cause any property damage to access concealed areas.

What if I decide to order a Thermal Camera Inspection after I have received my Building and Pest Inspection Report?

Inspecta Homes can return to the property after you have received your Building and Pest Inspection to further investigate hard to access areas using the Thermal Imaging Camera. An additional fee of $350 Incl GST will be charged should you decide to go ahead.

How much does an Infrared Thermal Imaging Inspection Cost?

We offer the option of upgrading our Combined Building and Pest Inspection to a Combined Building and Thermal Pest Inspection for $595.00 including GST, an additional $100 Incl GST (based on standard dwelling with one kitchen within our fee map area). A Thermal Pest Inspection (No Building Inspection) is $450 Incl GST (based on standard dwelling with one kitchen within our fee map area). This is an extremely economical and competitive rate for Building and Thermal Pest Inspection packages.

Why do I need to sign an Inspection Agreement?

Part of the requirements of the Australian Building Inspection Standard is that "An inspection agreement between the client and the inspector be entered into prior to the inspection taking place". The purpose of this agreement is to clarify to you the Client the scope, inclusions and limitations of the inspection and inform you of our qualifications, experience and the cost of your inspection. This inspection agreement lets you know what we do and don't inspect and what our reports will include, so that you know what to expect from our reports.

How do I sign the Agreement?

All of our inspection agreements are available to view and download from our web site, and if ordering online all you need to do is thoroughly read the inspection agreement and tick the I agree box on the online order form before you send it. If you don’t have access to the internet, we can email, fax or mail you your copy of our Inspection Agreement and you will read the Agreement then sign the back page of the document and fax, scan and email or post it back to our office as soon as possible. We are required to have your signed copy prior to undertaking your inspection.

What do we inspect?

Our consultants inspect the interior, exterior, roof voids and sub floors, out buildings, fences and any retaining walls within the property boundaries. Our Pre-Purchase Building and Pest inspections are a visual inspection and are in compliance with AS4349.1-2007 and AS4349.3-2010. The reports will clearly state what aspects of the property we have been unable to access, and may recommend further investigation. The inspection agreement outlines in detail what is inspected and what is not inspected and confirms the cost of your inspection.

How long does the site inspection take?

Our consultant will usually spend between 1-1.5 hours at the site inspecting the property depending on size and access.

How is the written report structured and presented?

Our Combined Pre-Purchase Building and Pest Reports are presented as a comprehensive document with a full colour photograph of the property, property description, diagrammatic floor plan, colour photographs and discussion of the major defects, general overview of the minor defects, recommendations for further investigation, and a summary of the property. The reports are worded in easy to understand terms. Our Building and Pest Inspections are written as separate reports and presented as one document for easy reference and reading.

Can I liaise verbally with the Building Consultant?

We encourage you to read the completed report and then contact the Building Consultant that completed your inspection to further discuss any issues or concerns that you may have with the property. We are available 7 days a week to take your enquiries.

Does the written report comply with Australian Standards?

Yes, Our Pre-Purchase Building and Pest inspections are in compliance with AS4349.1-2007 and AS4349.3-2010.

How long before I receive the written report?

Inspecta Homes aim to have all reports completed as quickly as possible following instruction, subject to access to the property and payment. Generally, we have the report ready for payment on the day of the inspection.

What is the cost of a Pre Purchase Building and Pest Inspection report?

Inspecta Homes offers a comprehensive package that includes both Pre-Purchase Pest and Building Report for $495.00 including GST. This is based on a single occupancy dwelling with one kitchen. Additional travel charges may apply, please refer to our Pricing Guide. This package can be upgraded to include a Thermal Pest Inspection for an additional $100 (Total Cost: $595).

How do I pay for my report?

Inspecta Homes accepts payments via cash, cheque, credit card or direct deposit. Accounts can be finalised by credit card over the phone or in person and cheques can be made payable to Inspecta Homes and post to PO BOX 596, Hamilton, NSW 2303. Inspecta Homes require that your account is finalised prior to sending you completed reports.

How do I receive my report?

Inspecta Homes have moved towards a paperless reporting system, so we forward all reports via email in PDF format for fast turnaround of information. If required we can also send a printed copy to your mailing address.

What qualifications do Inspecta Homes have?

Our consultant holds a Bachelor of Construction Management, Associate Diploma in Engineering, Statement of Attainment in Building Code of Australia, Pest Accreditation, Builders Licence (No: 98186C) and has a Level 1 Infrared Thermography Certificate.

What if I have a special request for my report?

If you have a special request, instruction or question regarding the property and your report please let us know. We can pay particular attention to any concern or issue that you have as long as the request is within the scope of a normal building or pest inspection. Issues such as "Can we remove internal walls if we purchase this property?", "Can we extend the house" are some examples of typical questions we may be able to address for you.

What inspection tools will the Inspector use?

Our consultants will use a number of tools to assist in the inspection process. These include a moisture meter, digital angle reading level, torch, 3.6m ladder, digital measuring device, metal prober, tile testing device, protective clothes and infrared thermal imaging camera.
